随着消费理念得不断变化,商业空间得改造越来越富于了挑战性,如何在空间中充满记忆点,让空间变得精而美往往是设计师需要解决得难题之一。
Small and medium-sized businesses are sometimes a little awkward。small volume, not rich enough business forms, not shopping, can not keep people, so to do a good job, small and beautiful is very challenging. Guangzhou Times Fanghua Li CR8, which opened on January 7 this year, is such a project.
广州时代是时代商业集团负责开发运营的智慧综合体,位于广州南拓中轴的汉溪万博商圈,地铁3、7号线汉溪长隆站上盖;综合体总建筑面积约21万㎡,是一个连接自然与人文,商务与休闲,集办公、商业、文化、社交等多元业态及场景为一体的都市立体空间。时代·芳华里商业空间约3万㎡ ,属于小而美的商业空间。项目周围很多高档新建社区,在逐渐丰富过程中,仍需逐步完善。像这样小型商业体内的空间设计要怎么做才能出圈?怎样做才能既有出自己的特色,又不失人气,并最终实现盈利?
It is the shopping center section of Times Fanghua (Guangzhou) Park of Times Business Group, located in Hanxi Wanbo Business District in the central axis of Guangzhou South Extension, covering Hanxi Chimelong Station on Metro Line 3 and 7; The total construction area of the complex is about 210,000 ㎡. It is an urban space connecting nature and humanity, business and leisure, business, culture and social networking. The business is about 30,000 m2, on the boutique side per scale There are many high-end new communities around the project, while the communities are in the process of maturing,, the “next door” competing project are Poly Metropolitan City and Aoyuan City world The challenge is how should the interior design of such boutique commercial project stand out among the competing projects and attract customers? How to do it can be both characteristic and popular, andswiftly achieve high profitability?
对于商业项目得设计,如何实现差异化始终是设计前最需要考虑得重心。按照客群分析,该项目整体定位为“潮艺新聚场”,消费者画像偏年轻,时尚,潮流Z世代。经过与业主得多次沟通,最终设计方案将围绕打造一个类似于画廊的干净、有品质的场域,与其周围办公客群相配,通过运营活动,艺术,内容(如小剧场,画廊)等做一个既要服务周边社交,又要有调性的都市青年的时尚“嗨场”。而时间正是这个空间中最主要得组成元素,简约的黑与白为五彩缤纷的运营活动打造一个经典又灵活的背景。空间中规划出固定店铺和活动区域,设计师希望消费者每次来都有新鲜感,在可动可静的室内环境中慢慢享受,忘记时间的存在。
Before the design, it is important to position the project in the right place in the market. set the overall tone andform the strategy on how to differentiate. According to the analysis of target customer group, the overall project is positioned as "new fashion gathering place", and the consumer portrait is young, fashionable Gen X. In the beginning of the development, client would like to distinguish it from otherbuzzing commercial project, creating a different brand. Finally, after discussion, the tone is set to be a clean and quality field like a gallery. Through promotional activities, artexhibitions,the so-called content-generator (such as small theater or publich space)we can create togheter a "high field" for urban youth who not only serves the surrounding social interaction and has tone. Thus, the design tone of the interior and“chill space”for the surrounding office employees. Our concept of interior design is "flying time". Simple black and white as backdrop to create a quiet and concise background, at the same time, a special activity space is sparedfor the lively and flexible operational content in the future. We would like to create a fresh feeling every time when the customers come, in the chill and pleasant enjoyment, time slowly flying away without being noticed.
动线上,充分考虑了西面主入口和内庭院的有机连接,为内庭院和室外的商业导入人流,同时连接办公空间。室内空间做的简洁通透,通过绿植设置,跟室外层层景观露台的遥相呼应,一直可以延伸到室外的花园。巨大鹅卵石一样的绿植点位,星罗棋布地分布在1楼到5楼,自然地延续和加强了这个阳光健康的空间体验。消费者在不知不觉中体会到了这个项目最大特点之一,即舒适的,开放的,健康的艺术的绿色空间体验。
Looking at the floor plan, the connection between the west main entrance and the inner courtyard has beenmade as organic as possible to allow natural flow of people to stream into the inner courtyard or outdoor commercial areas, both connectingto the office area . The indoor space is simple and transparent with green plant settingas the continuity of the outdoor landscape terrace and the outdoor garden. The huge cobblestone-like green plantpots, distributed from the first to the fifth floors, naturally continues and strengthens the green and healthy experience. One of the biggest features of this project is that to create an open, healthy and comfortable experience.
垂直动线上,建筑师在最初的空间设计里,规划了两个错层中厅空间。室内设计在风格整体上协调的同时,打造不同的空间体验。在活动规划上,1-2层中庭以节日活动的摆设为主,3-4层中庭以品牌推广活动为主;1-2层的中庭没有自然采光,通过灯光精心设计分布的石膏造型灯,呈现出一种不经意的随机分布的状态,好似是时间随机的洒落,简单动感,便于将来的节日活动。整体色调上是温暖的。3层中庭设有天窗,预计会有大量的活动来提高商场内的吸引力,并会配合4层小剧场组织一些活动发布等。这个区域整体风格会”潮”和”酷”一些,更年轻和活泼,地面则采用了定制的水磨石,经久耐磨。天窗充分考虑白天和晚上的灯光效果,避免大多数商场经常出现的晚上的“黑窗”现象。
On the vertical flow of movement, the architect planned two double-height space in the original space design. Interior design bring that plan further by creating different space experience. 1st and 2nd floor atrium are planned to have festival decoration, 3rd and 4thfloor atrium is to have different brand promotional activities. There is no natural lighting on the 1st and 2nd floor atrium, thus lighting is carefully designed and lit up the space bysculpture-shaped lamps, creating a casual yet artistic ambience, alsoflexible for the future festival activities. The overal ambience is inviting yet chilled. The atrium on the third floor incorporated skylight, enabling the activities of the atrium more diversified during the day and night. The boutique theater on the fourth floor serves as corner stone to attract art and theatre lovers. The whole ambience of the space is more vibrant with plenty of sunshine and,the ground is light-coloredterrazzo to lift up the mood. The top atrium fully benefits the effects of natural sunlight to avoid the "black window" phenomenon that often occurs in most shopping malls.
西入口是主入口,需要通过艺术化的装饰来增强视觉冲击力和记忆点。设计师在进门的地方设计悬挂了一个LED矩阵装置,光线随时间流淌而变换,阳极氧化铝的墙面将光色这射成温润的效果,在不同时间里展现不同的魅力。
The west entrance, which is the main entrance,has been decorated with a hanging LED matrix device from the ceiling with give the “wow” effect to the incoming customers. The wall of anodized aluminum oxide can reflect softly the change of light as people walks by.
电梯厅是人们同一时间和空间在一起,短暂停留并且近距离接触的地方,这里的主题是像沙漏一般的“流动的沙子”,隐喻时间的消逝。发光灯箱立面表面通过订制亚克力设计,雕刻无数个乳白色圆形组成,铜色部分代表着流动的沙子,仿佛时间在一分一秒地溜走。
The space in the lift is a special one. Within short time and relatively small space a group people will share this intimate experience. The theme for this space is the sand box, implying the “fleeting time” in a box. The box with light inside is made of acrylic. The copper round plates resembles grains of sand to reflect the theme of this space.
4楼、5楼设置了小剧场和画廊作为准确吸引小众文艺消费者的“目的地”消费内容,给这个商业空间带来强烈的文艺气息。商场通往画廊的通道是由带凹凸感的铜板做成的U型通道,仿佛如”时空穿梭隧道“,预示着不同空间之间的切换。戏剧化的散落灯光,营造与众不同的时空穿梭感,跟中庭,电梯厅的“时光流逝“的概念呼应。
The 4th and 5th floor are designed to have a gallery and a theatre to attract young customers who love art and play, making this mall a must-go deistination. The passage to this level is also specifically designed for the special experience, a metal tunnel with custom-designed panel and embedded light to create a time travelling tunnel effect and renosate with the theme for lobby and lift space.
任何商场的洗手间代表了这个商场的个性和对品质的追求,对消费者舒适度的重视。在这里,设计师在空间规划阶段特意预留出来一整面挑高的落地窗,大气明亮,让更多的自然光逛带入室内,在休憩区加上绿植化的座位,形成商业空间里难得的大面积的阳光休息区,让顾客体验身心的放松。
Any great mall will always take care of any public spaces inside especially the public toilet and resting area, taking care the comfort of the customers with every detail. Here the designer saved the large good quality space with good height in the design process so that the large windows can bring plenty sunlight into the mall, with the greenery in the resting area, the customers can take their time to rest and regroup while sitting on the peddel-shaped sofa.
洗手间采用干净的白色人造石和木纹色,温馨,舒适。干手机减少纸张的浪费;熏香机给洗手间带来一股清新的花香;独立的化妆室,给美丽的女顾客提供了私密的变美环境;落地的艺术灯箱,为以后艺术家的作品提供更多艺术创作预留空间,画廊般的清新文艺的气质处处可见。
The restroom is also light and airy. The sofa are made of white man-made stone and wood colored curvy lines, creating warm and comfortable vibe. Sleek drier will help to reduce the paper waste, scent burner will timely provide nice frangrance to the restroom. The independent powder room provided private space for the ladies to recover their beautiful make-up and hair. The tall light box on the wall can provide a while “canvas” for any artwork or movie poster, making the space filled with artistic touches.
活力,清新,潮流,创新迭代跟这个年轻新区一脉相承,交相辉映。这是一个都市青年的时尚“嗨场”,一个独特的城市生活体验新场域。
Vibrant, fresh, trendy. Through upgrading traditional office space the designers turned the place into an energic commercial and artistic place, bringing a highlight to Pan Yu area.
